- Days 30–60: colonization matures, spore counts in the air rise, symptoms in occupants (nasal, throat, headaches) become noticeable.
So when a homeowner calls at day 45 saying "we had a leak six weeks ago but everything was fine — now the room smells musty," the mold was there at week two. The original drying missed something, and it has been growing since.
The single most common failure: cavity moisture
Air movers dry the SURFACE of drywall very effectively. What they do not always dry is the inside of the wall cavity — the empty space between the drywall and the exterior wall, packed with insulation and framed with studs. When drywall gets wet from one side, water absorbs into the material and then wicks into the cavity behind it. Surface moisture-meter readings can show 12% moisture (dry) while cavity readings show 22% (soaked).
What should happen but often does not:
- Wall cavity readings taken directly. Requires either a pinned meter penetrating through the drywall or (better) removal of a 4x4 inch cutout to read cavity moisture, insulation condition, and framing directly.
- Insulation removed and disposed if wet. Fiberglass and mineral wool insulation cannot be dried in place effectively — once soaked, they harbor moisture for weeks. Cellulose insulation is even worse. If the crew "dried it in place" without opening the wall, the insulation is likely still wet.
- Injection drying for closed cavities. Small drilled ports plus high-velocity air injection into the wall cavity. Standard technique for wet exterior walls where opening the wall is disproportionate. Not every crew has the equipment or the training.
What "dry standard" actually means (and how to verify)
The IICRC S500 standard defines "dry" as materials returning to normal, expected moisture content for their type and location. For gypsum drywall in most climates, that is 12–16% moisture content. For dimensional lumber framing, 10–15%. For concrete, 4–7%.
A properly-documented mitigation job produces a "drying log" with readings taken daily until targets are hit. When the crew leaves, they should hand you (or your insurance adjuster) a document that includes:
- Baseline moisture readings for every affected material on day 1.
- Daily readings at each measurement point through the drying process.
- Final readings that meet dry standard for that material type.
- Ambient temperature and relative humidity readings that support the drying environment.
If your paperwork does not include this — or if the crew told you verbally "we checked and it was dry" without written readings — you have no documented proof that the drying was actually complete. That matters for insurance. It also matters for the mold conversation that may or may not happen at day 30.
The 30-day follow-up nobody does
The cheapest possible mold prevention is a moisture meter reading 30 days after the crew leaves. If cavity moisture has crept back up (from an incomplete original drying, a re-source that was missed, or new humidity), you catch it before visible growth appears.
This is not standard practice in the industry. Most crews finish the job, submit the invoice, and disappear. But a follow-up moisture check is a 20-minute visit, and it prevents the second call that costs 5–10x the original mitigation.
If your crew does not offer this, ask for it. If they will not do it, hire an independent moisture assessor for $200–$400 — cheap insurance. If you own a pinned moisture meter yourself ($50 at any hardware store), you can do it: probe the drywall in the affected area, compare against an unaffected room. Anything above 16% at day 30 is a red flag.
Symptoms in the first 60 days that mean call now

What to do if you find mold that was not there at the end of the job
The first move is not to clean it. The first move is documentation:
- Photograph the growth before you touch it — wide shots and close-ups.
- Take moisture readings if you can — even a $50 hardware store meter is fine.
- Contact the original restoration company. A legitimate crew will come out for a re-inspection. If they refuse or minimize, that is diagnostic in itself.
